Resilient flooring and large-format tile fail on flatness before they fail on anything else. ASTM F710 is the standard practice for preparing concrete floors to receive resilient flooring, and it is the document most manufacturers point to when they deny a warranty claim. Tolerance classes for new slabs come from ACI 117, expressed as F-numbers.
Once a slab is out of tolerance, the finish shows it. Tile develops lippage at the edges, luxury vinyl telegraphs every ridge, and racking rocks until someone shims it. Because the finish installer is usually the last trade on site, the cost of fixing flatness late lands on the schedule rather than the budget line where it belongs.
Grinding or underlayment, and how we decide
High spots come off with diamond grinding. That is the faster and cheaper correction, so we take as much out that way as the slab allows. Low areas need self-leveling underlayment, primed and placed to a depth rated for the finished floor.
Most slabs need both. We walk the floor, map the deviation, then price the grind and the underlayment separately so you can see where the money goes. If the deviation is small and the finish is forgiving, grinding alone may close it.
What we need before we mobilize
Give us the finish flooring submittal and the manufacturer’s flatness requirement. That single document sets the target, since a polished concrete finish, a glue-down LVT, and a thinset tile all tolerate different deviation. After that we need slab access, power or notice that we should bring generators, and the phasing window.
Moisture testing belongs in the same conversation. If the slab is going to get a coating or an adhesive, elevated vapor will lift it no matter how flat the surface is.
