Concrete densifying and sealing — what a bare slab costs you every year

Dusting that never stops

In practice, a bare slab sheds fine dust continuously onto inventory, racking and equipment. Typically, a silicate densifier reacts inside the concrete and hardens it, which cuts the dusting at source.

Oil and stain absorption

As a result, untreated concrete absorbs oil and spills straight into the surface. Sealing adds stain resistance so spills sit on top long enough to be cleaned up.

Rising housekeeping bills

In short, surface wear and dust drive the cleaning budget up year after year. Generally, hardening the slab is usually far cheaper than the coating system people assume they need.

Because of that, they get sold as one thing and they are not. In most cases, one reacts chemically inside the slab, the other sits on the surface. Most warehouse floors want both.

What a densifier does

In addition, a lithium or sodium silicate densifier reacts inside the concrete and hardens the slab. It is not a film, so there is nothing on the surface to peel or wear through.

What a sealer adds

For example, a sealer adds stain resistance on top of the hardened slab. Where the floor needs chemical resistance or a specific colour, a full coating is the better answer instead.

Surface preparation

The slab is cleaned and opened up as required so the densifier can penetrate rather than sitting on contamination.

In other words, the silicate densifier is applied and given time to react inside the concrete, hardening the slab from within.

Because there is no film to cure, floors typically return to service the same day.

How quickly can we use the floor?

Usually the same day. Because a densifier reacts inside the concrete rather than forming a film, there is no coating cure to wait out.

Will this stop the floor dusting?

Typically, that is the main reason it gets specified. As a result, hardening the surface cuts the dusting that a bare slab produces continuously.

Is this cheaper than a coating?

Generally yes, and with far less downtime. In short, it suits facilities that want a harder, cleaner bare slab rather than a coated floor.

Do we still need a sealer?

If stain resistance matters, yes. Generally, the densifier hardens the slab; the sealer is what resists oil and spills on top of it.
