Moisture Mitigation for Commercial Concrete Floors
Moisture mitigation for concrete keeps flooring from failing on slabs that are already in service. Since 1990, All West Surface Prep has helped facility managers and general contractors hold schedules across Colorado, Wyoming, New Mexico, Utah, South Dakota, and Arizona. Because we correct the concrete you already have, we stand behind the work with a 10-year warranty.
Signs your slab is driving vapor
- Bubbles or dark spots under resin or tile, which show up after the finish is down.
- Adhesive failure near dock doors or coolers, because those areas stay wettest.
- Efflorescence at joints or edges.
- Curling tiles in high-traffic aisles, once the bond lets go.
If you see any of these in RiNo, LoDo, the Denver Tech Center, or along the I-25 corridor to Colorado Springs, it is time to test.
Our moisture mitigation process on existing slabs
- Testing. We coordinate RH probe testing and MVER testing so you have clear numbers for spec compliance.
- Surface preparation. We shot blast or dustless diamond grind to the correct CSP so primers and coatings bond well.
- Moisture vapor barrier. We install a two-part system designed for high RH concrete, so the barrier matches the reading. No wet concrete work, since everything happens on the existing surface.
- Finish-ready surface. We return the floor to a profile that accepts your chosen finish, whether that is tile, carpet, epoxy, or polish.
We also use dust control that fits occupied facilities. We plan work around shifts for warehouses near DIA, retail in Cherry Creek, and hospitals close to Anschutz in Aurora, so people keep moving safely.
Why teams choose All West
- In business since 1990 with 30-plus years of experience.
- Next-day response for site walks, so scoping does not hold up the bid.
- 10-year warranty on completed work.
- We run the Blastrac 20D, the largest shot blaster in the Rocky Mountain region, for fast, even profiles on large spaces.
Moisture is not a one-size problem. On a recent Boulder project near the Flatirons, a high RH reading under office carpet called for a full mitigation system. In Pueblo near the Riverwalk, a loading zone only needed targeted prep and joint repair. Our crew sizes the scope to match the data and how the space gets used.
If you manage an industrial site in Commerce City or a hotel near Garden of the Gods, I am ready to help you reduce downtime, protect finishes, and keep warranties intact.
