Coating failures
A coated floor wears through its film and needs recoating on a cycle. A polished floor wears the slab itself, so the building keeps standing on the same surface you walk on.
Dusting slabs
Polishing closes and hardens the concrete with a chemical densifier, so the surface stops shedding dust into the space and onto what you store in it.
Maintenance budgets
Because the shine comes from refining the concrete rather than from anything applied on top, upkeep is cleaning rather than a recoat schedule.
Exposure and gloss are two separate decisions
These get confused constantly. Aggregate exposure is how deep the grinding goes. Gloss is how far the honing is taken afterward. You can have a low-exposure floor at high gloss, or an aggressive exposure at a satin finish.
Aggregate exposure
A cream finish stays in the top paste layer and shows almost no stone. A salt-and-pepper finish cuts slightly deeper and reveals fine aggregate. Going deeper again exposes larger stone.
When polishing is the wrong choice
Polishing refines the slab you have. If the concrete is badly spalled, heavily patched, or the facility needs chemical resistance or a specific colour, a coating system is the better answer.

Yes. Polishing is a process applied to the slab already in the building. The question is condition, not age, which is what the site assessment establishes.
Is polished concrete good for warehouses?
It holds up well to forklift and hard-wheel traffic because there is no film to wear through. It is used in warehouse, retail, hospitality, education and industrial spaces.
How is a polished floor maintained?
Routine cleaning rather than a recoat cycle. Because the finish is mechanical rather than applied, there is no film that needs periodic replacement.
