What is polished concrete?
Polished concrete is an existing slab mechanically ground and honed through progressively finer diamond tooling, then hardened with a chemical densifier, until the surface itself becomes the finished floor. There is no coating and no film. The shine comes from refining and closing the concrete itself rather than from anything applied on top, which is why a polished floor cannot peel or delaminate.
That distinction is what drives the maintenance budget, because the two floors age differently. Once a coated floor wears through its film, it needs recoating on a cycle. A polished floor wears the slab itself, so the building keeps standing on the same surface you walk on.
What aggregate exposure and gloss levels are available?
Two independent decisions shape how a polished floor looks, so they get confused constantly.
Aggregate exposure is how deep the grinding goes. A cream finish stays in the top paste layer, so it shows almost no stone. A salt-and-pepper finish cuts slightly deeper, then reveals fine aggregate. A full aggregate finish exposes the large stone for a terrazzo-like look. Deeper cuts cost more and depend on how the crew placed the slab, because the aggregate has to actually sit at that depth.
Gloss level is how far the honing sequence runs, from matte through satin, semi-gloss, and high gloss. Gloss works independently of exposure. A cream finish can be high gloss and a full aggregate finish can be matte.
Higher gloss shows more, both good and bad. In a warehouse with forklift traffic, a satin finish hides tire marks that a high gloss would broadcast.
Where does the shine come from?
Crews open the slab with metal-bond diamonds, removing coatings, adhesives, and laitance and establishing flatness. That stage is diamond grinding, and every polished floor starts there.
A chemical densifier follows. It reacts with free lime in the concrete to harden the surface from within, which is what allows the finer passes to take a shine instead of merely abrading. Resin-bond diamonds then run in sequence through progressively finer grits, each pass removing the scratch pattern the previous one left.

UltraFlor and the 10-year warranty on qualifying installations
AWSP installs the UltraFlor Polished Concrete System, which carries a 10-year manufacturer-backed warranty on qualifying systems. AWSP is also Colorado’s first Bomanite certified concrete polisher, a distinction held since the early years of the company.
A warranty of that length only means something if the slab was prepared to specification and documented, which is why AWSP does the preparation and the polishing with the same crew rather than inheriting somebody else’s substrate.
When is polishing the wrong choice?
Polished concrete does not suit every floor, and a contractor who says otherwise is selling rather than advising.
A slab in poor structural condition, heavily patched, or widely spalled will polish into a record of its own history. A floor needing chemical resistance in aggressive processing wants epoxy or urethane mortar instead. A space that has to reopen tomorrow may be better served by a polyaspartic coating, since polishing runs in multiple passes measured in days rather than hours.
Slab moisture matters less for polishing than for coatings, because there is no film for vapor to push off, but it still affects densifier performance. Where it is a factor, moisture mitigation comes first.
How is a polished floor maintained?
Neutral cleaner and an autoscrubber for routine work, with periodic burnishing to bring the gloss back. No stripping, no waxing, no recoating cycle. The most common way owners damage polished concrete is with harsh alkaline cleaners that etch the surface the densifier hardened.
Over a fifteen-year horizon this is where polished concrete earns its cost, because the up-front premium over a coated floor is offset by never paying for a recoat.

How long does concrete polishing take?
Most commercial polishing jobs run a few days depending on square footage, the condition of the slab, and the finish level. We give you a firm timeline in your scope before we start.
Can you polish an existing concrete floor?
Yes. We grind off old coatings, adhesives, and surface damage and polish the existing slab, which is usually faster and less expensive than replacing the floor.
Is polished concrete good for warehouses?
It is one of the best options. A properly densified and polished slab handles forklift traffic and heavy loads, resists dusting, and needs almost no maintenance.
