Commercial adhesive removal is where floor projects lose time. Cutback, mastic and construction adhesive soften under friction, smear across the slab and clog tooling if the method is wrong for the residue. Why commercial adhesive removal is method-sensitive
Adhesives behave differently
Cutback is asphalt-based and softens with heat. Pressure-sensitive adhesive stays tacky. Epoxy and urethane adhesives are hard and brittle. One method does not suit all three, and using the wrong one turns a clean job into a smeared one.
Heat is the enemy
Friction generates heat, heat softens the adhesive, and softened adhesive loads the tooling instead of leaving the floor. Tooling choice, downward pressure and travel speed all change with the residue.
Thin film across a wide area
Adhesive is rarely thick. It is a thin film across the whole floor, so the work is measured by area rather than by volume, and the finish standard has to be checked across the slab rather than in one clean patch.
What the next system tolerates
Residue that new flooring accepts will stop a coating bonding. Where a resin system or polished concrete follows, the slab has to be taken back to clean concrete and profiled.
Removing glue, mastic and adhesive from a concrete slab
We remove adhesive mechanically rather than chemically wherever the slab and the schedule allow. Solvent stripping leaves residue in the surface, needs ventilation and cure time, and can compromise the bond of whatever goes down next.
Grinding
Diamond grinding with tooling matched to the adhesive is the standard method. It is controllable, works into edges and corners, and suits occupied buildings.
Scarifying heavy build-up
Where adhesive sits in thick, layered build-up, scarifying cuts through it faster than grinding. It is aggressive and leaves a coarse profile that usually needs a refining pass afterwards.
Shot blasting open floors
Across large open areas, shot blasting clears adhesive quickly and leaves an even, consistent profile ready for a coating.
Containment and odour
Mechanical removal keeps odour out of the building, which matters in occupied space. We run HEPA-managed dust containment and phase work so the surrounding area stays usable.
How a commercial adhesive removal project runs
Identify the adhesive
We look at what the adhesive is, how thick the film is, how much of the slab it covers, and what the slab underneath is doing.
Test area
A test section shows how the residue responds to tooling and heat, which fixes the method and the production rate before the scope is priced.
Bulk removal
The main body of adhesive is taken off across open areas with the method the test confirmed, working in sections around building operations.
Edges and detail
Edges, corners, doorways and around fixed equipment are ground separately so the finish is consistent rather than clean in the middle and patchy at the perimeter.
Profile and hand off
The slab is profiled to the CSP level the next system requires, cleaned down and handed over. Background on method choice is in our note on adhesive and coating removal. Profiles follow the ICRI concrete surface profile scale.

Common questions about commercial adhesive removal
Do you use chemical strippers?
We remove adhesive mechanically wherever the slab and schedule allow. Mechanical removal avoids solvent odour and residue, and it does not leave anything behind that can interfere with the next system bonding.
What is cutback adhesive?
An asphalt-based adhesive used under older commercial floor coverings. It is black, softens with heat and smears if the tooling and travel speed are wrong for it, so it needs a method chosen deliberately.
How clean does the slab have to be?
That is set by what goes down next. Coatings and polished concrete need the adhesive fully removed and the slab profiled. Some flooring systems tolerate light residue, and we agree the standard before starting.
Can you work in an occupied building?
Yes. Mechanical removal keeps odour down, and HEPA-managed containment with phased sections is how most occupied adhesive removal projects run.
